30 Warren is a boutique-scale, ground-up new development condominium transforming an entire block-front in Tribeca. Designed by François Leininger of Post-Office Architectes, 30 Warren houses 23 design-forward residences with a clean and refreshing Tribeca aesthetic and distinctly modern layouts.

Innovative Facade Material

A custom-crafted, ribbed Ductal concrete façade characterizes 30 Warren’s refined exterior. Tapering through a series of elegant setbacks, the rigid yet thin concrete panels create a sort of veil which encapsulate the building while creating a striking architectural addition to Tribeca.


A private entrance off charming Warren Street welcomes residents home to a 24-7 attended lobby with rich embellishments, intricately detailed with stone slab flooring, hand-finished oak paneling, ductal wall cladding, custom champagne and black anodized metal panels, and custom brass light fixtures.

The amenity suite at 30 Warren caters to the essentials of daily life, including: a fitness and wellness studio, children’s playroom, private storage, bicycle storage, and valet parking provided by DropCar.

With the evolving needs of daily life in mind, Post-Office Architectes created a fitness studio with adjacent flex space that seamlessly pivots from children’s playroom to private exercise space.

30 Warren and its 23 custom residences have been designed by François Leininger and his partners at Post-Office Architectes (POA), with HTO Architects as executive archtiect. POA is an exciting young firm, based in Manhattan and Paris, who met in the office of Pritzker-prize-winning architect Jean Nouvel, where they have a combined experience of more than three decades. Precision and imaginative problem solving at all scales distinguish their work.

Founded in Paris and New York in 2014 by French architects David Fagart and François Leininger, and Swiss interior designer Line Fontana, POA is an architectural office reconfigured to fit the specific creative needs of increasingly complex and global urban questions, conceived not as a single production space but as a gathering of skills, a network of talents and experiences. When speaking about their design of 30 Warren, Mr. Leininger remarks,“30 Warren encompasses the idea of protection, privacy, and of transparency all at once. This project is the opposite of aquarium architecture. Our approach always responds to the aspects of urban living.”
